Skagit Highlands is an HOA community. There are assessments that must be kept up to date. Homeowners that choose not to pay their assessments will have liens placed on their property and could face foreclosure for non-payment.

Investment Properties are not encouraged and are subject to an annual fee of $3000 in addition to other fees related to rentals.

Rental Cap is 8%. A home may be rented for up to 3 years after the homeowner has occupied it for at least one year. Rental fees apply. Rentals turn into an investment property with applicable fees after 3 years.

Community Standards are strictly enforced. Landscaping, including the sidewalk strips, are expected to be maintained regularly.

Pets are welcome. City of Mount Vernon forbids dogs from ever running loose. Dog waste must be picked up immediately, whether on a walk or in the yard. Dog poop bag dispensers have been installed throughout the community.

There are 5 parks with playground equipment throughout the community for safe play areas for your children.
